How it Works

After a comprehensive home assessment, Sealed installs a new Smart Thermostat along with tried and true home upgrades like insulation and duct sealing. Sealed pays the financing costs for these improvements, and guarantees you save money every year.

Step 1: Assess

The first step to improving your home with Sealed is scheduling a free home energy assessment with a certified Sealed partner. The purpose of the assessment is to determine the parts of your home that are functioning properly, and the parts that can be enhanced by Sealed to make your home more comfortable, more valuable, and energy efficient.

During the 2-3 hour home visit, your Sealed professional will:

  • Discover areas where your home loses hot/cool air
  • Test your HVAC duct system for leakage
  • Inspect all major appliances and lighting
Step 2: Improve

Once your Sealed professional completes your home energy assessment, our experts build a customized plan to improve your home at no additional cost. Your professional will sit down with you to discuss potential upgrades, and our contractors perform all installations with minimum disruption to your home and schedule.

Improvements can include:

Smart Thermostats Smart thermostats automatically adjust to your heating and cooling preferences and help lower consumption during times of peak energy prices. Smart thermostats can also provide data on energy usage specifically tied to the heating and cooling of your home, which allows Sealed to continuously adjust to your changing energy needs.

Insulation Many older homes are not well insulated, and some have no insulation at all. Properly installed insulation in walls, floors, and attics ensures more even temperatures throughout the house and results in a quieter, more comfortable living environment.

Sealing Air Leaks Many air leaks in homes are fairly obvious, such as around windows, doors, and electrical outlets. But others, like those in attics, around chimneys, and through recessed lighting fixtures, are often the more significant sources of energy loss in a home. Sealing air leaks is critical to improving the overall efficiency and comfort of your home, eliminating drafts and ensuring consistent temperature throughout your home.

Sealing Ductwork Many homes have leaky ductwork and poor air flow, resulting in stuffy and uncomfortable rooms regardless of the thermostat setting. Your Sealed professional may recommend sealing your home’s ducts with mastic, metal tape, or spray-on sealant, and balancing the duct system to optimize air flow to all rooms. Insulating ductwork in attics, crawlspaces, and some basements can also help to ensure that your home will be more comfortable during any season.

HVAC Units If your furnace or air conditioner is more than 10 years old, your Sealed professional may recommend that it be replaced with high-efficiency heating and cooling equipment that has earned the ENERGY STAR label. Installed correctly, these units can use up to 20% less energy than older units, while greatly improving comfort and temperature consistency in your home.

Appliances If your large appliances, such as refrigerator, water heater, or washer and dryer are more than 15 years old, your Sealed professional might recommend an upgrade to a more energy efficient ENERGY STAR model. New appliances offer better performance and lower maintenance costs, all while improving the comfort, value, and aesthetics of your home.

Step 3: Maintain

Once your home has been upgraded, you will enjoy a customer service experience that you would never expect from an energy company. Sealed tracks your home’s comfort and energy performance on a monthly basis. If your home is under-performing for any reason, a Sealed professional will stop by for a visit to identify the problem and provide a solution. These visits are a benefit to all Sealed customers and are provided for free as part of our no additional cost guarantee.

Upon completion of your home upgrades, you enter into an agreement with Sealed to provide your home energy at the same price you would have paid without the improvements. Sealed arranges financing through your energy bill, pays for your improvements, and helps maintain your upgrades.
Step 1: Government Finances Improvements

Thanks to new policies in states across the country, energy-saving home improvements can be financed with low-interest, unsecured loans. This means that qualified home improvement loans do not require a lien on your house or any collateral. These loans are typically paid off over 10 to 15 years to ensure that the projected monthly energy savings are greater than the loan payments.

Step 2: Sealed Pays Your Loan

In addition to providing your home with energy, Sealed pays your monthly loan payments. If you sell your home, you have no further liability with Sealed. If you choose to move, you can pay the remaining loan balance out of the increased value of the home. 

Step 3: You Pay Lower Energy Bills

You pay Sealed less than what you would have paid without the efficiency upgrades. Sealed bills you each month based on last year's energy usage with adjustments for weather and energy prices minus the guaranteed savings. You can track your energy usage on an easy-to-understand bill that explains your Sealed charges.
